Our vacation rental management service is built on the same foundation as our home watch service: co-owner-performed visits, written condition reports with timestamped photographs, and a direct line to a local team that knows your property personally. We handle guest communication and check-in coordination, conduct pre-arrival readiness inspections to confirm the property is guest-ready, perform post-departure condition checks to document any damage or maintenance needs, and coordinate local contractors when repairs are required.
We charge 10% per booking — no monthly retainer, no setup fee, no hidden charges. Our fee covers the full management cycle for each booking, from pre-arrival through post-departure documentation.
What the Management Cycle Looks Like
For each confirmed booking, our process is:

Pre-arrival inspection — Performed within 24 hours of check-in. We confirm the property is clean, all systems are operational, appliances are functioning, pool is guest-ready, and nothing has changed since the last visit. Any issue identified at this stage is communicated immediately and addressed before the guest arrives if possible.

Guest communication and check-in coordination — We provide guests with property access information, answer property-specific questions, and serve as the local point of contact during their stay.

Post-departure condition check — Performed promptly after checkout. We document the property’s condition with a written report and timestamped photographs, note any damage or maintenance needs, and confirm the property is ready for the next booking or vacancy period.

Issue and contractor coordination — Any repair or maintenance need identified in the pre-arrival or post-departure inspection is communicated to you with our local contractor recommendation. We coordinate access, confirm completion, and report back.
