Suncoast Home Watch monitors weather events affecting Sarasota and Manatee counties and executes a storm response protocol on every named storm or significant weather event. Before the storm, we secure outdoor furniture, document the pre-storm exterior condition with photographs, and confirm all entry points are properly sealed. After the storm, we conduct a full post-storm assessment within 24–48 hours of safe re-entry — documenting any damage, notifying you immediately, and coordinating emergency contractors if repairs are needed.

Storm monitoring and response is included in both the Silver Plan and the Gold Plan at no additional charge.

Pre-Storm Checklist

When a named storm or significant weather event is forecast, we execute the following before the storm arrives:

  • Secure or store all outdoor furniture, cushions, and decorative items
  • Confirm patio umbrellas, grills, and portable equipment are stored or anchored
  • Check pool equipment shutoff and storm preparation
  • Confirm all exterior doors and windows are locked and sealed
  • Check lanai screen enclosure for any pre-existing vulnerabilities
  • Photograph the full exterior to establish a pre-storm condition baseline
  • Note the storm’s forecast track and severity in your property file

Post-Storm Assessment Checklist

Within 24–48 hours of safe re-entry after the storm passes:

  • Full exterior inspection — roof condition, gutters, stucco, soffits, fascia
  • Pool enclosure and pool area — screen damage, equipment condition, debris
  • All exterior doors, windows, and entry points for damage or breach
  • Trees and landscaping — downed limbs, root heave, or debris against the structure
  • Garage doors — operation and any impact damage

  • HVAC — confirming the system survived the event and is running correctly

We also respond to significant weather events that produce high winds, heavy rain, or conditions that could cause property damage — including severe thunderstorm warnings, tornadoes, and major flooding events. You do not need to call us or request a storm check. We monitor conditions actively and execute the pre-storm and post-storm protocol on your behalf as part of your plan.
Before a storm, we visit the property to secure outdoor furniture and unsecured items that could become projectiles in high winds, confirm all windows and doors are properly closed and locked, check that pool equipment is in storm-ready condition, and photograph the exterior to establish a pre-storm condition baseline. This pre-storm documentation is critical for insurance purposes — it establishes what the property looked like before the event, which supports any damage claim you need to file afterward.
We conduct the post-storm assessment within 24–48 hours of safe re-entry after the storm passes. You receive a written report with timestamped photographs documenting the property's post-storm condition, including any damage identified. If there is significant damage requiring immediate attention, we notify you by phone before the written report is complete. Our goal is for you to know your property's condition before you're refreshing news headlines trying to figure it out yourself.
If storm damage is identified, we document it thoroughly with photographs and a written description suitable for an insurance claim. We notify you immediately and, for Gold Plan clients, coordinate emergency contractor access for any repairs that need to be addressed quickly. Silver Plan clients receive the full damage documentation and our local contractor recommendations. We can also provide a supplemental damage report if your insurer's adjuster needs additional documentation beyond the standard post-storm report.
Storm monitoring and response — including both the pre-storm preparation visit and the post-storm assessment — is included in both the Silver Plan and the Gold Plan at no additional charge. It is not an add-on and does not count as one of your scheduled inspection visits. If a storm triggers a response visit outside your normal inspection schedule, you are not charged extra. This is part of what we consider a complete home watch service in Southwest Florida.
