Home watch is the regular, documented inspection of a vacant or seasonally unoccupied property by a professional who is certified, bonded, and insured. It's not property management — we don't handle rentals or maintenance contracts. Our job is to visit your property on a set schedule, document its condition with photographs, and alert you to any issues before they become expensive ones.
Our Silver Plan starts at $100/month for bi-weekly inspections with written reports. The Gold Plan is $200/month for weekly visits, and includes vendor coordination. Most Suncoast snowbirds — away from April through October — are well served by the Silver Plan. We recommend the Gold Plan for pool properties or owners away for the full hurricane season window.
Most standard Florida homeowner's insurance policies include vacancy clauses that limit or void coverage once your home has been unoccupied for 30 to 60 consecutive days — unless you have documented evidence of regular professional inspections. Our written reports, delivered digitally after every visit, create exactly the timestamped documentation your insurer needs to honor a claim.
