Our inspection protocol is adapted for Southwest Florida’s specific property stock. We monitor Gulf-front homes on Longboat Key and Siesta Key, 1980s golf community properties in Peridia and Lakewood Ranch, barrier island condos on Anna Maria Island, and Intracoastal estates in Bradenton and Sarasota. We don’t apply a generic checklist. We know what to look for in the properties we monitor — and we document everything with timestamped photographs delivered within hours of every visit.
What We Check on Every Visit
Our inspection protocol covers interior and exterior systems, with attention to the failure points most common in Southwest Florida’s climate and property stock.
Interior
- HVAC operation and thermostat settings — confirming the system is running, filters are in acceptable condition, and temperature is within the set range for unoccupied operation
- Plumbing — checking under sinks, around toilets, and at water heater connections for active leaks or moisture accumulation
- Mold and moisture — inspecting areas of elevated humidity risk including bathrooms, laundry rooms, closets, and any previously identified problem areas
- Windows and doors — confirming all entry points are locked and sealed, and checking for signs of water intrusion around frames and sills
- Ceilings and walls — looking for staining, discoloration, or soft spots that may indicate an active or recent roof or plumbing leak
- Appliances — confirming refrigerator and freezer are operating at correct temperatures, running the dishwasher cycle as needed, and checking the range and oven
- Electrical panel and smoke/CO detectors — visual check for tripped breakers and functioning safety devices
- Interior pest evidence — checking for signs of insect or rodent activity, particularly in kitchens, utility rooms, and garages
Exterior
- Roof — visual inspection from ground and any accessible vantage point, with attention to lifted shingles, tile displacement, or visible storm damage
- Gutters and downspouts — confirming drainage paths are clear and properly directed away from the foundation
- Exterior walls and stucco — checking for cracking, spalling, or water staining indicative of moisture intrusion
- Pool and lanai — water level, pump operation, screen enclosure condition, and any debris or equipment issues
- Outdoor furniture and equipment — confirming secured storage, particularly ahead of any forecast weather
- Lawn and landscaping — general condition, irrigation system operation, and anything that may attract pests or indicate drainage issues
- HOA compliance — confirming the property meets community standards for exterior appearance to avoid violation notices during your absence
- Garage doors and outbuildings — confirming proper operation and secured entry
Every item is documented in your written report. Any concern — whether it requires immediate action or ongoing monitoring — is photographed and noted with a recommended response.
