Return Preparation Checklist
Climate and systems
- Set HVAC to comfortable arrival temperature 24 hours before your arrival
- Replace air filters if needed after the summer unoccupied season
- Run all ceiling fans to circulate air and reduce residual humidity
- Check HVAC condensate drain and confirm the system is running cleanly after summer operation
Plumbing and water
- Restore main water supply if it was shut off for the season
- Run all faucets, showers, and toilets to flush standing water from lines
- Check under all sinks and around toilets for any evidence of leaks during the unoccupied period
- Confirm water heater is restored to normal operating temperature
Pool and exterior
- Confirm pool water chemistry and address any imbalances before arrival
- Clear pool of any debris accumulated since the last home watch visit
- Set out outdoor furniture according to your preferred arrangement if items were stored
- Clear any lawn debris, downed branches, or landscaping issues visible from the property
Interior readiness
- Clear accumulated mail, packages, and any deliveries
- Confirm all appliances are operational and ready for use
- Check the refrigerator and freezer are at proper operating temperatures
- Remove any evidence of pest activity from the summer period and notify you immediately if anything requires treatment
- Air out the property — open windows briefly if conditions allow, confirm the interior smells fresh
Pre-arrival inspection
- Full interior and exterior condition inspection — same standard as a home watch inspection
- Identify and document any issues that developed since the last scheduled visit
- Timestamped photographs of all areas documenting pre-arrival condition
- Written pre-arrival report delivered digitally before your arrival
